In the future Python-Duvernois district, located between Porte de Bagnolet and Porte de Montreuil, the project proposes a new way of living in Paris for the future residents of this building developed under a community land trust model. The design draws on and reinterprets familiar Parisian architectural forms, updating them for contemporary living.

The neighbourhood is organised around a park, which serves as the starting point for the design of the apartments, with climate conditions considered at the scale of each dwelling. The building includes a commercial ground floor with timber shopfronts, punctuated by through-access entrance halls. On the upper levels, vertical stone piers frame each apartment’s balcony and kitchen.

The apartments offer the same level of quality on every floor. They are either dual-aspect or through-apartments, and all benefit from natural ventilation. The layout reinterprets the tradition of well-designed Parisian housing. The form of the staircase creates a distinctive spatial quality in the living rooms, which are eight metres wide. Open to the park, these spaces extend onto balconies designed as true outdoor living rooms.

The main bedroom can be directly connected to the shared landing through a separate entrance. Its thick partition walls create a level of privacy that is often missing in contemporary housing. A service shaft located on the landing allows for the addition of a sink or a shower, supporting different stages of life: an independent room for a teenager or student, a space for hosting a friend, or accommodation for an elderly relative. It can also become a self-contained office for working from home and welcoming clients or patients.

The project offers the same level of quality to all future residents, from the first to the eighth floor, making it easier to allocate homes within the community land trust system. This approach is enhanced by a range of shared spaces that can adapt to residents’ needs. The building’s façades express these qualities to both inhabitants and neighbours, acting as a form that generates positive urban value for the district.
